This is a 29-page image-only **2025 Sustainability Report**, not a property sales brochure. WordPress media metadata places its upload in June 2026. All pages were rendered and visually reviewed in contact sheets; pages 21, 24 and 28 were additionally inspected at full rendered resolution. OCR of all 29 pages is preserved in `sustainability-report-ocr.json` and `.md`; OCR can misread small text, numbers and layout and is not an authoritative transcription. Original PDF and rendered pages retain the complete visual source.

## Material source inconsistencies

| Detail | Website source | Report source | Handling |
|---|---|---|---|
| Estate area | Development page: 33.6 hectares | Page 21: 46-hectare site area; 28 hectares total developable area | Scope may differ; obtain developer confirmation before adopting either as the current total. |
| Open space | Sustainability page: 40% of land area | Page 21: 4 hectares total open spaces | Different area definitions may apply; do not equate or silently reconcile. |
| Residential count | Homepage counter: 336 lots; inventory: 336 lot records; source-hidden legacy prose: over 400 lots | Page 21: 367 residential units | Units and lots may differ; none constitutes confirmed available stock. The over-400 section is explicitly hidden at all source responsive breakpoints. |
| Certifications | Website contains a Green Certifications heading and logos | Page 24 says the clubhouse aligns with BERDE standards; page 28 says Height Realty will pursue BERDE certification and has a vision of BERDE-Districts certification | The materials do not by themselves establish certified status. |

## Page 21 — Southlinks Estate

The report lists:

- 46-hectare site area.
- 28 hectares total developable area.
- 4 hectares total open spaces.
- 367 residential units.
- Estimated population: 5,249.

These are **report claims**, visually transcribed, not independently validated measurements. The page includes a masterplan drawing and rendered park/landscape scenes.

## Page 24 — Paradise Clubhouse

The report describes a 1.4-hectare clubhouse and a design aspiration to be Metro Manila's largest residential clubhouse. The comparative superlative has not been independently checked.

Amenities described on this page:

- Basketball, tennis, volleyball and multi-sport courts.
- Indoor pools, leisure pools, kids' pools and outdoor pools.
- Fitness center, yoga zones and wellness gardens.
- Event lawn, party rooms, lobby lounge and game room.
- Children's rooms, private meeting rooms and screening room.
- Forest walks, pocket parks and outdoor terraces.

The design discussion includes indoor/outdoor connections, landscaped terrain, community gatherings and multigenerational living. Sustainability features described include rainwater harvesting, natural ventilation and environmentally conscious building practices. The text says the clubhouse aligns with BERDE certification standards; it does **not** provide a certification certificate or verified completion/operating date. Images are architectural renderings.

## Pages 25–27 — construction performance

These concern construction-site operations and should not be converted into promises of household utility savings.

- Page 25: 2025 is the baseline for 2026 energy performance; target energy-intensity reduction is 5% in 2026 versus baseline. The displayed electricity consumption values are Q1 51,640; Q2 82,040; Q3 81,360; Q4 75,240 kWh. These values were read from the rendered chart, not a tabular data feed.
- Page 26: 2025 is the baseline for water-performance evaluation; target reduction is 3% in 2026 versus baseline. The water chart shows Q1 3,984; Q2 5,683; Q3 7,548; Q4 7,914 cubic meters. These are construction-water figures; the report explains increased use with construction progress and dust suppression.
- Page 27: target waste-intensity reduction is 5% in 2026 versus baseline. Waste is tracked by biodegradable and residual types; the chart is visual and not accompanied by exact numeric labels for every bar.

## Page 28 — sustainability roadmap

- 2025: benchmarking and preparation of guidelines.
- 2026: sustainability policy implementation.
- 2028: sustainability review and updating.
- 2030: net-zero developer and continuation of sustainability commitment across projects.

The report states an intention to pursue BERDE certification and net-zero-aligned design/operations guided by ANZ/PH frameworks, and a broader vision of BERDE-Districts certification. These are forward-looking commitments, not evidence that the estate is already net zero or certified.

## Other report contents

The report also contains a preface, sustainability-policy/framework statements, materiality assessment, management and project teams, workforce inclusion, gender opportunity, employee engagement, community/utility partnerships, UN Sustainable Development Goal alignment and partner logos. These company-wide statements are distinct from saleable-lot specifications. The full original pages remain available in the PDF and `brochure-renders/page-01.png` through `page-29.png`.
