# Southlinks content check

Source snapshot: 27 September 2026, 00:49:35 +08:00. Reviewed `southlinks/pages.json`, corresponding archived HTML, source map marker code and masterplan images. `property-facts.json` is a structured editorial catalog; the original archive remains the evidence record.

## Publishable estate facts

- **33.6 hectares**: [Development](https://southlinks.com/development/).
- **40% open space**: [Sustainability](https://southlinks.com/sustainability/), also the homepage counter endpoint.
- **20+ facilities**: [Homepage](https://southlinks.com/) counter `data-to-value="20"` plus `+` suffix. Do not use the pre-animation text `1`.
- Address: Southvale Drive, Almanza Dos, Las Piñas, Metro Manila, Philippines.
- Developer: Height Realty Inc. Partners listed by the developer: AECOM (master planner); RIOS (concept architecture for clubhouse, lifestyle center and hotel); pdp + Architecture (local architect); AMH Philippines (engineering, planning and design); PrimeBMD (main contractor); Design Coordinates, Inc. (construction project manager).
- Masterplan image labels: Lots, Clubhouse, Lifestyle Centre, Pocket Park, Linear Park and Future Developments. The development text additionally names a retail mall and hotel. There are no confirmed numbered phases or completion dates in this material.

## Active lot offering versus hidden source sections

The visible page markets **residential lots in a gated community**. `lots.html` line 362 places the entire “Explore your options” / “Lot Only” / “Lot + House” section inside a container hidden on desktop, tablet and mobile. The homepage also contains legacy options copy. Preserve the material in the archive, but do not promote Lot + House as an active package until confirmed.

The homepage animated lot counter ends at **336**, while legacy text says **over 400**. Avoid a headline total until the developer clarifies the discrepancy. The number of lot records extracted from the public map is a separate count and should be described as such.

The public lot records contain plot label, square-metre area, road, residential designation, orientation and lot classification. They do not supply prices or payment terms. Treat availability as a dated website snapshot, with current availability subject to confirmation. Do not substitute zero prices or claim a reservation is complete.

The completed extraction contains **336 unique residential records across 31 block designations**, spanning **340–2,696 m²**, with a combined recorded area of **179,224 m²**. Classifications are 195 inside, 86 corner, 37 through, 11 end, 6 corner through and 1 regular lot. The 337th map popup is a park, not a lot. Every mapped lot uses the source's Available legend color; that is not independently confirmed current stock. The lots page records a modified timestamp of 24 February 2025, so the crawl date must not be presented as the last inventory update.

## Amenities and visual captions

The featured amenities are The Hoops (basketball), Poolside Paradise, Courtyard and Lobby Lounge. The numbered plan lists Outdoor Pools (leisure pool, kids pool, sun bathing area), Volleyball Court, Tennis Court, Indoor Pool House, Fitness Center/Centre, Wellness Garden, Kids Playground and Lobby Lounge.

Preserve “Artist's Perspective” / “Architect's Rendition” labels on architectural renders. The archived marketing material does not prove all facilities are completed, operational or included under a particular membership arrangement. The development page's hidden 360-degree section contains a placeholder image, so it does not establish a working interactive tour.

## Sustainability values

The animated counters resolve to **1,800+ retained trees, 250+ planted trees and 2,000+ trees to be planted**. The raw text extraction contains their starting values (1,000 / 100 / 1,000), which must not be mistaken for final displayed metrics.

The developer publishes 80% cycling-lane road-network coverage, 50% energy reduction, 5% solar contribution, 50% water-use reduction and a 40% solid-waste diversion aim. The page provides no measurement period or audit baseline. Present these as developer-published sustainability measures or objectives, and keep the future tree planting and waste-diversion goal explicitly prospective.

The Green Certifications section displays Philippine Green Building Council and BERDE logos. It supplies no certification rating, certificate number or award date. Do not invent a star rating or an independently verified certification status.

## Sustainability report scope differences

The linked [PDF](https://southlinks.com/wp-content/uploads/2026/06/No-Border-FINAL-SR-5.8-x-8.3-in.pdf) is the **Height Realty, Inc. 2025 Sustainability Report**, a 29-page image-only document, not a sales brochure. Its page 21 was visually checked and states **46 hectares site area, 28 hectares total developable area, 4 hectares total open spaces, 367 residential units and 5,249 estimated population**. These differ from the sales site's 33.6-hectare / 40%-open-space / 336-lot presentation. Scope may differ, but no reconciliation is supplied; keep the source labels and do not treat the report's residential units as current lot stock.

Report page 28 was also visually checked. Its roadmap is 2025 benchmarking and guidelines, 2026 policy implementation, 2028 review and updating, and a 2030 net-zero developer ambition. It says Height Realty **will pursue BERDE Certification** and a broader BERDE-Districts vision. This reinforces that the sales page's logo section must not be interpreted as an awarded certification. The roadmap is a sustainability plan, not a property turnover or construction timetable.

The extraction agent's visual review of page 24 identifies the **1.4-hectare Paradise Clubhouse** and additional planned amenities: multi-sport courts, yoga zones, event lawn, party rooms, game room, children's rooms, private meeting rooms, screening room, forest walks and outdoor terraces, alongside the courts, pools, gym, gardens and lounge already described on the website. Keep these explicitly linked to the report's clubhouse design. Its “largest” aspiration is not independently checked.

Report pages 25–27 describe construction-site performance using a 2025 baseline, with 2026 targets of 5% energy-intensity reduction, 3% water reduction and 5% waste-intensity reduction. These are separate from the sales page's 50% energy/water claims and must not be converted into household bill-saving promises. See `southlinks/sustainability-report-notes.md` for chart readings and `southlinks/sustainability-report-ocr.md` for the full machine OCR archive.

## Location inconsistencies

`property-facts.json` retains category ranges separately from individual values embedded in the source map. These do not consistently agree:

| Item | Category copy | Map marker |
| --- | --- | --- |
| PAREF Woodrose School | Schools 2–4.2 km | 1 km |
| BF Parañaque Recreation Park | Parks 1–6.1 km | 12 km |
| St. James the Great Parish | Churches 570 m–1.7 km | 3.7 km |
| Madonna Del Divino Amore Parish | Churches minimum 570 m | 0.5 km |
| Festival Mall | Retail 3–3.8 km | 5 km |
| Alabang Town Center | Retail 3–3.8 km | 4.1 km retail / 5.7 km parks |
| Molito Lifestyle Center | Retail 3–3.8 km | 4 km |
| Supermarkets category | Homepage 2–4.1 km | Location page 2–4.2 km |

The map lacks individual distances for Las Piñas City Hall, Asian Hospital and Medical Center, Hillside General Hospital, Makati and BGC. All Day Supermarket and San Beda College Alabang are named in general copy but have no individual marker in the reviewed code. Do not fill those gaps with a category endpoint.

The location-page template repeats “5 mins” for every category, including the 25 km CBD entry. Do not publish this as travel-time data. Daang Hari, MCX and SLEX access are described in the site's Daang Hari landing page; no supported route-specific travel times are available.

## Archive-only pages and claims

The site's residential-lot SEO URLs include Ayala Alabang, Ayala West Grove Heights, Alabang West, Ayala Southvale Sonera, Daang Hari, The Enclave Alabang, Villar City, Versailles Alabang, Portofino Heights, Portofino South, Amore at Portofino and Alabang. Their content is largely repeated Southlinks marketing copy. They do not establish that this seller has listings in those other developments. Some page titles are mismatched (West Grove uses the Ayala Alabang title; Portofino South uses Daang Hari).

The SEO copy includes strong claims about flood-free land, complete titles and development, build readiness, unrestricted building timing and increasing land value. These require supporting property-specific documents or current confirmation before reuse as sales promises.

The open-house giveaway terms apply only to **30 March 2025**. Keep them archived; do not show them as a current promotion. Hello World, Uncategorized and thank-you pages are utility/archive material rather than property offerings.

## Seller placeholders and remaining inputs

The user explicitly requested placeholder seller/brokerage name, phone/WhatsApp and email. The developer's public phone/email/social links are retained only as source research; do not relabel them as the seller's contacts. Seller identity, current inventory, quotations and lead-delivery destination remain configurable. Inquiry UI must not falsely report that a message was sent while no delivery endpoint is configured.

The developer's privacy policy describes its own processing. A new seller website should identify its actual operator and lead handling rather than copying the developer's data-controller identity. No prices, financing terms, frontage/depth dimensions, legal lot restrictions, construction timetable or operating dates should be invented.
